Question: How do I buy an apartment?
Answer: You get in contact with Tunisianhome AB and tell us where you wish to look at apartments. You will receive some options, and then you need to book a trip down to Tunisia. Our estate agent meets you at an agreed spot and time, and the agent will show you options of your choice. When you have made your choice, our agent will bring you to the right contractor, and then you will receive a sales contract. At the Office of the Local Authority you sign two identical sales contracts. Thereafter the solicitor takes care of all neccessary documents that will be registered at the Office of the Governor.

Question: How do I pay for the apartment?
Answer: The payment plan is described in your signed sales contract. If the apartment is finished, you pay the whole amount after returning home from your journey. If the apartment still is under construction, you make an agreement about payments. Usually the first payment represents 20% of the total amount.

Question: Can I trust that the apartment will be finished?
Answer: All of our contractors are well established and have built a number of bigger house projects in Tunisia. There is also strong govermental control over contractors who are permitted to build houses.

Question: What kind of guarantees do I have?
Answer: The contractor guarantees one year for all interior work and ten years on the building. Appliances have the same guarantees as in Europe.

Question: When do I know the appartment is finished?
Answer: When the apartment is finished, our representative in Tunisia (graduate engeneer) helps on the completion date, oversees possesion, and the documents are signed properly. We will take care of possible defects, even if you are back in your own country.

Question: When do I get my land registration certificate?
Answer: Non-Tunisian citizens will receive their land registration certificate about six months after signing the documents. When the certificate is ready, you will get a message. The next time you go to Tunisia, you will pay 1-one % of the total amount, and the land registration certificate is handed over to you. Then you would have the oportunity to sell the apartment, purchase a car etc.

Question: What other expenses do I have to pay?
Answer: You have to pay for the work of the solicitor, registration fees, water connection and electricity. All of these expenses are about 8,000 SEK for an apartment of 100 square metres. All together, including the land registration certificate, the amount will be between 10,000 and 15,000 SEK.

Question: Are there any other housing expenses?
Answer: Each unit will have a different monthly joint fee. The fees will range from 250 to 500 SEK depending on the unit standard, swimming pool and so on. You will have to pay the costs for 1-one year at a time.

Question: How do I pay my electricity and water bills?
Answer: The bills arrive once a month. In order to simplify your payment, you open a bank account in Tunisia and then let the bank pay the bills automatically.
